Quiet Setting, Upscale Amenities in St. James

Colonial Village is building new homes in St. James. Buyers can look for amenities like Sub-Zero appliances, oak floors and granite countertops.

Five Houses are to be built for sale on a wooded new cul-de-sac off Cambon Avenue in St. James. The Construction will be done by Colonial Village Custom Home Builders of Hauppauge, says president Michael Bellas. The street they are being developed on has not yet been named.

Prices will range from $849,000 up to $1.1 million. Construction is to begin in May and end in the spring of 2009, Bellas says.

There will be six models to chose from, he says, varying in size from 2,700 square feet to 4,000 square feet and in style from Victorians to post-moderns to center-hall Colonials. The two-story houses will be situated on half an acre each and will have four bedrooms and 2 ½ bathrooms or five bedrooms and 3 ½ bathrooms.

Each home will have a two-car garage; a fireplace in the family room; oak floors; an unfinished basement with eight-foot ceilings; a kitchen with Sub-Zero stainless-steel appliances, granite countertops, a butler’s pantry and a choice of wood cabinets; a master bedroom with a walk-in closet; a master bathroom with a whirlpool tub, granite countertop and an oversized glass shower; in-ground sprinklers and sod; two-zone gas heat and two-zone central air-conditioning.

Some of the homes will have a study, a maid’s room / home office, a front porch (regular or wraparound), a circular staircase and cathedral ceilings, Bellas says.

“These homes offer a quiet, private setting that is great for families who want upscale amenities,” Bellas says.

The location is about 2 ½ miles from village stores and the Saint James stop of the Long Island Rail Road, a mile away from Smith Haven Mall and in the Smithtown school district.

Estimated taxes are $18,000, Bellas says.
